 I know we talked about the house in the summer. If your occupant  did not sign anything, they only have a licence to remain with your permission.  The  Difference between a  lease tenancy and a licence.
Is that a lease  tenancy is created in writing and creates a registrable right to remain on the property and it can be assigned to others  regardless of the provisions of the actual agreement.    Additional statutory rights may be enjoyed by the tenant.

the right not to be evicted unless there are grounds, as set out in the statute;
In English law there is a rule that a tenancy cannot be granted for a term that is uncertain. Where the parties agree there is  no finite term, but do agree when the rent is payable (the ‘rental period’) a periodic tenancy is implied and this is the agreed period, see para 1.33 below.
